Depending on size of the room and locations, each share house is different and set up is different. The general weekly cost is around $265-$275 per week(as at 3 June 2024) including basic utilities such as water, power and gas, subject to reasonable usage.
Additional utilities costs may be charged depending on what electrical appliances you may bring to the share house. (However, this will be calculated upfront and you will know this cost before signing the lease agreement.)
Centrelink recipients may be able to apply for Centrelink rent assistance of $188.20 per fortnightly (as at 3 June 2024) with our signed lease agreements
Iris Property Management is a private licensed property management company. Our rentals are share houses – this means that we lease out rooms fully furnished to tenants. Each room has its own pin code locks. CCTV in common areas for added security reasons. Complimentary Wi-Fi. Kitchen and bathroom are shared.
All of the share houses under our management have received local Council approvals.
We have a ‘screening and reference check process’. The reason is that, as it is share housing, we want to ensure our tenants are likely to be respectful individuals who respect other tenants and our neighbourhood. This ensures our share house is safe and our tenants live in harmony.
We have house rules on site such as no illicit drug use and no alcohol use/possession to minimise anti-social behaviour. As your application progresses, there will be a phone interview with you gather other information as per our privacy policy (https://www.irispropertymanagement.com.au/privacy-policy) . Then we will contact your referees to verify this information.
The key information you will need to provide when you submit your online application:
· "Where have you stayed in the last 2 years?". Example - have you stayed in share housing, couch surfing, employment accommodation etc? Please tell us:
o Contact names and numbers for reference check for places that you are currently staying, and you have stayed in the past.
o When roughly you started staying there and when you ended staying there?
o Reason(s) for departure for each stay
· "Other non-housing related Referees". Example - former/current employment/Job Network worker, volunteering jobs, support worker, family or friends.
Due to high volume of rental inquiries, to help us review and assess your rental applications quicker, we really appreciate if you can provide as much information as you can in the online application form in particular current and past housing history and relevant housing related reference contact names and numbers.
The more information you can provide to us in the online application, the quicker we can review and assess your rental applications.
Where submitted online applications have insufficient information on past 2 years housing history, relevant housing-related or/and non-housing related referees, unfortunately we will not be able to proceed with the applications which will be closed subsequently.
All of our tenants must be at least 18 years old or above.
No, your bedroom is not shared. Our policy is “one bedroom for one person only”.
Each share house set up slightly differntly because each house is different to begin with.
Each room is fully furnished. Each room has the following items subject to individual share house set up. Of course, you can come to inspect the room and the property before signing lease agreement:
· A double or queen size bed frame and mattress (we have single bed in some share houses, however, they are gradually being replaced with a double size bed)
· A wall mounted TV
· A bar fridge
· An air conditioner (cooling) (not applicable to all share houses)
· A chair
· A wardrobe
· A desk (not applicable to all share houses)

Keyless entry to our share houses (front doors and bedroom doors). Each bedroom has a “pin code” operated lock to lock your bedroom for your security.
Front door is also “pin code” operated.
Each tenant has their own UNIQUE set of pin codes for access. Pin codes are removed when a tenant vacates to increase level of security for our share houses and tenants.
Once all the tenancy documents are reviewed and signed (usually electronically), bond and rental payments are finalised, we simply give you the pin code and you can move in to your new home.

Yes, we will accept Housing SA bond or cash bond which will then be lodged with Consumer Business & Services.
Yes, there is complimentary WI-FI. Your weekly costs stay the same whether you use it or not.
Please note that Internet connection does drop out and it is outside our control. If this happens, you will need to wait for Internet company to fix the issues.
It is only for reasonable usage, not excessive download so that other tenants can use the WI-FI as well.
If you need reliable and constant, you may need to consider getting your own internet at your own costs subject to discussion and agreement with us and the landlords.
We are licensed property manger in SA. All share houses under our management are managed professionally, just like other private rentals in the rental market. Each tenant has a legal lease agreement with the landlord for their rooms; the main difference between Iris and other real estate agents is that the tenant is leasing a fully furnished room with a lease agreement attached instead of renting the entire house.
Yes, there will be a lease agreement between tenant and Iris Property Management in line with SA Residential Tenancies Act 1995 (Rooming houses) which covers matters such as rights and obligations of the landlords and tenants, houses rules, bond and rent payments.

We require a minimum of 6-month lease term. Should a tenant breaks lease, break costs such as re-letting fee, advertising fee and payment of loss of rent may apply.

Our share house can be a long-term housing option for some tenants. Some of our tenants have been staying in our share houses for a number of years. Some tenants have been with us for over 7 years.
Lease extensions may be offered to tenants, subject to agreements between the tenants and the landlords and adherence to lease agreements and obligations.
Yes, you can inspect the room and the property before signing lease agreements.
For security reasons, we do not provide address or show properties to the applicants at the beginning of the application process until we have conducted our screening and reference check process to establish suitability of the applicants as our tenants in our share houses.
The reason is that we do not want any “unscreened” applicants to go to the properties to potentially or unintentionally disrupts our existing tenants and our neighbours, in particular we constantly receive a high number of rental inquiries.
However, we can send you some property photos (or property videos if available) to you so that you can see what the properties look like. Once we have conducted our screening and reference check process, we will provide property address and schedule a mutually conveniently time with you to come to inspect the property before signing lease agreement.
Our share houses are just normal houses in suburban areas. With Council approvals, the landlords have converted the houses into share house.
Usually there are 3 - 5 tenants living in a share house.
There are usually 1 toilet and 1 bathroom to share among tenants in our share house.
The kitchen is fully fitted with stove, oven, microwave, kettle, toaster, pots and pans, cutlery, tea towels, cleaning products such as dish washing liquid.
For security, each tenant has a LOCKABLE KITCHEN CUPBOARD, in the kitchen area.
Laundry – washing machine for tenants to use at no extra costs. Tenants just need to supply their own washing powder.
Other common areas: there are living areas and dining areas in some share houses. There is usually a backyard for tenants to sit down and relax.

Each tenant has a weekly cleaning duty in the share house to share the common areas cleaning such as bathroom, toilet, floor, kitchen etc.
Each tenant is responsible for maintaining and cleaning their own fully furnished bedroom.
In relation to gardening, our gardeners look after the gardening like having lawn mowed.
We will look after the general property maintenance such as plumbing, leaking taps. Our tenants can let us know property maintenance matters and we will liaise with landlords to take action accordingly in the order of priority.
We supply general cleaning products such as dish washing liquid, mop and broom, disinfectants. If tenants have run out of cleaning products, they can let us know and we will supply them. If we cannot supply the cleaning products in the required timeframe, tenants can purchase the cleaning products, send us photo of the products purchased and receipts and we will reimburse tenants accordingly for the costs.
We do not supply toilet papers.
We do not supply cloth washing detergent.
Unfortunately not. All of the bedrooms are fully furnished already. We do not have storage facilities to store landlord’s furniture if you bring your own. You may be able to bring some small items, subject to the agreement and discussion between tenants and landlords/Iris.
It is important for tenants not to clutter in the bedroom.
Each bedroom and common areas have interconnected smoke alarms to alert tenants for fire safety. If one smoke alarm beeps, the rest of the smoke alarms will beep as well.
No, because each tenant has their own individual lease agreement. The is the advantage of living in a share house, managed by professional and licensed property managers like us. Your lease agreement is independent of other tenants’ lease agreements.
No, except for tenants who have people who work in a professional capacity to support tenants. For example, medical doctors or nurses.
The reason is that it is a share house, and the common areas are shared by our tenants. Our aim is to provide safe and peaceful share houses for our tenants. Having visitors, who do not work in professional capacity to support tenants, have disrupted our tenants in the past unfortunately.
